Find the perfect Agent that will work well for you in selling your home

There are many to choose from but keep a close eye to what is going on in your neighborhood. Which Realtors are actually selling homes?

Are they actually marketing homes and their business or are they just saying that they will market your home?

Do you constantly see their advertisements or do you hear of someone because someone's brother or sister or who ever is in the business?

What about their experience? Just because someone has had their license for 20 years doesn't give them 20  years of experience.  It depends on how much real estate they are actually selling in this current market.

Someone who has been selling real estate for 5 years and is selling 25 homes a year is far more experienced than someone who is selling 2-4 homes a year for the last 20 years. Don't be afraid to ask how many homes have they sold in the last 12 months. This will give you a good indication whether this Realtor knows what is actually going on in the current market and what challenges might be expected.

Be sure to ask what they charge and what you get for that fee. Make sure that it is not too high but also make sure that it is not too low.  A fee that is too low will cost you more in the long run.  A discount fee will also mean discount services.  Where will your home be marketed? Will they have professional photographs taken? Will your home be staged? How will the discount agent afford to market your home in different venues.  Will he or she solely put your home on the MLS. Will print be done in black and white or in color (the way that it should always be).

Does this Realtor have a support team or are they a one man/woman show.  How will you get the very best service from someone who is doing every aspect of the business themselves?  Your realtor should have a full time assistant, possibly a buyers agent (so that they are not spending time with other people while they should be trying to get your home sold), a professional photographer at hand and a list of people that will help get your home looking like the nicest home out there before going on the market.
